RICS LEVEL 2 HOME SURVEY WITHOUT VALUATION

Our RICS Home Survey Level 2 (without valuation) is intended to provide advice for anyone purchasing a residential property. It includes a physical inspection of the property and provides a report based on that inspection.

RICS LEVEL 2 HOME SURVEY WITH VALUATION

Our RICS Home Survey Level 2 (with valuation) is intended to provide advice for anyone purchasing a residential property. It includes a physical inspection of the property and provides a report based on that inspection and a valuation.

In addition to the Home Survey Level 2 (survey only), we aim to give you professional advice to:

  • Make a reasoned and informed decision on whether to go ahead with buying the property
  • Make an informed decision on what is a reasonable price to pay for the property
  • Take into account any significant repairs or replacements the property needs
  • Consider what further advice you should take before committing to purchasing the property

RICS HOME SURVEY LEVEL 3

Our RICS Home Survey Level 3 includes a thorough physical inspection of the property and provides a detailed report based on that inspection.

We aim to give you professional advice to:

  • Help you make a reasoned and informed decision when purchasing the property, or when planning for repairs, maintenance or upgrading the property
  • Provide detailed advice on condition
  • Describe the identifiable risk of potential or hidden defects
  • Propose the most probable cause(s) of the defects, based on the inspection
  • Make recommendations as to any further actions to take or advice that needs to be obtained before committing to a purchase

SCOTTISH HOME REPORT

Homes for sale in Scotland have to be marketed with a Home Report which is made available on request to prospective buyers of the property. The Home Report is a pack of three documents; a Single Survey, an Energy Report and a Property Questionnaire.

The Single Survey contains an assessment by a surveyor of the condition of the home, a valuation and an accessibility audit for people with particular needs.

The Energy Report contains an assessment by a surveyor on the energy efficiency of the home and its environmental impact. It also recommends ways to improve its energy efficiency.

The Property Questionnaire is completed by the seller of the home. It contains extra information about the home such as Council Tax banding and factoring costs that will be useful to buyers.

SPECIALIST REPORTS

Sometimes the condition of properties means that survey and mortgage valuation reports recommend that additional, specialist advice is needed. The extra reports can range from structural engineers, damp and timber, Japanese knotweed through to asbestos and drains.
